Omega Warrington Ltd (“OWL”), a joint venture company between RBS Real Estate Asset Management (“RBS”) and Miller Developments, has received outline planning consent for 2.1million sq ft of logistics and manufacturing premises at ‘Zone 7’ of Omega – its 575-acre mixed-use regeneration project in Warrington.
Zone 7’, a 150-acre site, will provide:
Development opportunities for smaller local businesses in logistics and manufacturing as well as large national occupiers
A new access road to junction 8 of the M62
A 35 acres ‘Green Heart’ for wildlife preservation
In total the whole development is expected to create around 24,000 new jobs over the next 25 years for a range of skills in the North West. It will provide 1,100 new homes, a local supermarket, neighbourhood shops plus a family pub, hotel and restaurants to serve the site and the local area generally. It may also include a new primary school, doctors’ surgery and extra care centre.
Andrew Sutherland, joint MD for Miller Developments, said: “I am delighted that we’ve been granted consent by Warrington Borough Council for this next significant phase of development at Omega. We and our partners at the Homes and Communities Agency, and the council, have been working closely on the evolution of the Masterplan for a considerable period of time. This represents the first of a series of planning applications reflecting the agreed Masterplan that they and the HCA formally approved in January this year.
“One of our principal targets remains the creation of significant employment opportunities both during and after construction activities and I would anticipate that the granting of this consent will considerably enhance the prospects for us meeting that objective.”
Construction is well advanced at Omega South on a 583,000 sq ft unit for ASDA after planning was secured in November 2013. Brakes, Hermes, Travis Perkins and ASDA have all committed to Omega with over 1.6m sq ft of logistics premises either open or under construction.
